Asbestos testing and inspections

You can’t identify asbestos by looking at it, which is why sampling comes before anything else. A small piece of each material in your work area goes from an MDH-certified inspector to an accredited lab for its own result. Under Minnesota rules, more than 1 percent asbestos makes it asbestos-containing material.

Popcorn ceiling removal

Popcorn texture is on MDH’s list of household materials that may contain asbestos, and so are older ceiling tiles. When your lab result is positive, the room is sealed, the ceiling is misted and scraped, and every bit of debris goes into bags as it falls.

Floor tile, sheet vinyl and mastic removal

Before a new kitchen or entry floor goes down, have the vinyl tile, sheet flooring and dark adhesive tested. Houses of up to four units lost their flooring exemption in Minnesota on July 1, 2021. Every layer the lab flags is lifted wet and carried out of the house sealed.

Drywall and joint compound removal

Joint compound, drywall tape mud and plaster are all on MDH’s list. If the mud in a wall you plan to open tests positive, cutting or sanding it can release fibers. We take those sections out under containment before your carpenter or electrician starts.

Asbestos siding and roofing removal

MDH says asbestos siding and roof tiles are products known to contain it. As long as they are in good shape, its advice is to leave them be. A re-side, a new roof or an addition can change that, and then we wet the panels, take them down whole wherever possible and wrap them for disposal.

Remodel and demolition abatement

In Minnesota, asbestos has to come out of a structure before it is renovated or demolished, and houses are included. We clear what your survey found ahead of the remodeler or demolition crew, then give you the records Hennepin County asks to see.

Asbestos testing and removal costs

More than 2 in every 10 Eden Prairie homes were built before 1980, so asbestos still turns up in our community. Our price ranges cover hired labor, materials, containment, lab fees and disposal for typical jobs in Eden Prairie, Shorewood and Chanhassen. Expect the low figure for a small job with easy access, and the top for bigger areas, occupied buildings, second stories or extra air tests.

Our process

01

Samples and a site visit

Every quote is built on a lab report. No report yet? We have an MDH-certified inspector sample the parts of the house your project will touch. After that we walk through with you, look at access and set the price from the results.

02

State notice and containment

Our written notice must reach MDH no later than five calendar days before a regulated job starts, and only a licensed contractor is allowed to send it. After that comes setup: plastic across the work area, a HEPA negative air machine running and a three-chamber decontamination unit, shower included, at the entry.

03

Removal, clearance and the landfill

While the material comes off, an airless sprayer keeps it damp. We seal and label every bag, and the air sample pumps do their work before any plastic comes down. Then a manifest follows the waste to a landfill that takes asbestos.

Eden Prairie homes and asbestos

Housing in Eden Prairie leans newer. The median home was built in 1988, about a third of all homes date from the 1980s, and more than 4 in every 10 went up in 1990 or later. Nearly a quarter, about 6,400 homes, were built before 1980, and close to 4,100 of those come from the 1970s.

With so much of the city newer, the build date is a useful first clue. When a building went up after October 1988, MDH will take a letter from its architect or contractor confirming no asbestos was used, rather than an inspection. Homes built before October 1988 are different, and for those only a lab result tells you what is in the ceilings, floors and walls.

About three quarters of homes here are one-unit homes, and nearly a quarter of occupied homes are rented. Where a job touches shared walls or a tenant’s unit, we plan access and the waste route with the owner first.

Eden Prairie and Hennepin County rules

Don’t count on the city’s building inspectors to judge whether a material is asbestos. Eden Prairie’s Building Inspections Division says it does not employ people trained to inspect, consult or advise on lead, mold, asbestos or radon, and its handout points to EPA, CDC and MDH. The testing is done by a certified asbestos inspector you hire.

Demolition in Eden Prairie also brings in Hennepin County. County staff visit homes and commercial properties before they come down, and they will ask you for the asbestos survey, its report, the abatement receipts and the disposal manifests. A county ordinance says the asbestos must come out before demolition or renovation, so we put those papers in one folder for you.

Frequently asked questions

Do I need a license to remove asbestos from my own house?

Sometimes. A person who owns the single-family house they live in may do the work without a state license and without paying the permit fee. MDH still advises hiring a licensed asbestos contractor, and it says so firmly. A rented house, a duplex or an apartment building does not qualify.

How much asbestos makes it licensed work?

The state counts friable material only, and the line depends on where it sits. Pipe insulation becomes licensed work when there is more than 10 linear feet of it. Any other part of the building crosses into licensed work at more than 6 square feet. For material with no length or area to measure, the state counts volume, and the line is more than 1 cubic foot. Below these amounts MDH does not license the work, but it warns that a job being unregulated says nothing about whether it is safe.

My house was built in 1992. Does it need testing?

Possibly not, but it hinges on a document. If the house was finished after October 1988, MDH will accept a letter from its architect or builder saying no asbestos was used instead of an inspection. Without that letter, or if older materials were reused, a lab sample gives the answer.

What goes into the price?

We price from the lab report and a look at the space. Size, the amount of asbestos and the hours of work set the figure, and MDH’s guidance is that a fair bid takes in labor, air monitoring and the disposal of waste. We also build in the state project permit fee, $35 for a small home job and 3 percent of the cost of the asbestos work on anything bigger.

What should I do if I uncover suspect material mid-remodel?

Leave the material alone and stop working in that part of the house. In MDH’s view, finding asbestos partway through a renovation is not an emergency, so licensed removal still has to wait for the five-day notice. A test before demolition day means you never have to make that stop.
